Eiffage Énergie Systèmes carries out major electrical work in Les 3 Mondes eco-neighbourhood, Amiens (80)

The Gare-la-Vallée district is being given a makeover. On a six-hectare industrial and railway brownfield site, the City of Amiens, local public company Vallée Idéale Développement and Greater Amiens have commissioned Vinci Immobilier, in partnership with Groupe Duval, to carry out major development programme Les 3 Mondes. The high-voltage and low-voltage electrical systems for two new buildings in the programme have been entrusted to Eiffage Énergie Systèmes, and our experts are working hard to ensure that the You Urban Home hotel and Terra Luna residence are delivered this autumn. 

Following on from the construction of the 21st-century administrative complex and L’Archipel residential development (72 units) involving Eiffage Énergie Systèmes, the Gare-la-Vallée eco-neighbourhood is gradually unveiling the buildings in the ambitious Les 3 Mondes programme, led by Vinci Immobilier. According to our experts, “the project now involves electrical work on two separate buildings: a four-star hotel with 94 rooms, backed by a residence comprising 33 apartments and 16 parking spaces,” said subsidiary director Christophe Debray. The hotel will be BREEAM® International New Construction 2016 certified (Good/RT2012 -20%) and connected to the urban heating network, as will the residence.

You Urban Home Hotel

On this project, our experts are carrying out HV and LV electrical work on a 3,630 m² building with 12 floors, including a ground floor for shared areas (bar-restaurant, coworking space, etc.) and technical rooms. They have already installed a 630 KVA private substation, a low-voltage switchboard, 12 distribution boards, and 45 room cabinets, all requiring 850 m of cable trays. "The hotel is equipped with home automation technology allowing for the management of lighting, heating, audio, energy metering (in accordance with RT2012), and the triggering of different scenarios based on room reservations. The home automation solution we have implemented includes 48 main IP and KNX controllers, more than 400 wired inputs and outputs, 400 manual control points, and 220 presence detectors," explained project manager Romain Bogacz. In total, our specialist electricians laid 30 km of cable (embedded in concrete floors and walls) to install 1,300 sockets and switches, 1,600 light fixtures, 140 emergency lighting units and 370 RJ45 sockets. Access control (118 electronic locks and ten badge readers) and fire safety (200 automatic detection points and 130 evacuation sirens) were also part of the project.  

Terra Luna Residence  

Our specialists were also commissioned to carry out electrical work (high and low voltage) in the building adjacent to the hotel, fully equipping 33 luxury apartments ranging from two to five rooms. To begin with, they created a 200 A Enedis double column and installed a general services panel with metering, in accordance with RT2012. They also installed 33 technical ducts (one for each apartment) housing the protection and communication panel (television and fibre optic access). To supply the residence with power, they laid 12 km of cable to install 1,400 sockets and switches, 220 light points, 120 electric roller shutters, 30 emergency lighting units, and 150 motion-detector lights for the communal areas, terraces, and private balconies. “The building is also equipped with terrestrial and satellite TV reception, an intercom system, and access controls for pedestrians and vehicles (with calls to residents' phones). A smoke extraction system in the apartments enables 22 hatches to be activated if need be,” explained Romain Bogacz.

When completed, the Les 3 Mondes development programme will offer nearly 500 housing units (including a residence reserved for seniors), 14,500 m² of office space, two hotels, a 900 m² food court, and 5,000 m² of landscaped areas.
