Located in the Ribay joint development zone (ZAC), this 4,566 m² GFA (Gross Floor Area) real estate program includes 2,570 m² GFA of office space over three levels and 1,970 m² GFA of workshop area dedicated to cable assembly. Designed to improve the daily lives of the 150 employees and support the company’s growth, it combines comfort, performance, and innovation.
The project was carried out on behalf of EFI (the Group’s real estate investment company), which provided the financing. Eiffage Immobilier, as the developer, managed the design and construction under a Real Estate Development Contract (CPI).
Close to the city center, with direct access to the tramway as well as road and rail networks, the site’s strategic location meets new mobility needs and promotes soft modes of transport.
The project, carried out by Eiffage Construction, also stands out for its environmental excellence. Beyond compliance with RE 2020 regulations, the buildings incorporate bio-based materials and low-carbon concrete. High-performance HVAC systems limit energy consumption, while the use of renewable energy is maximized through more than 1,000 m² of photovoltaic canopies in the parking area and 300 m² of rooftop solar panels, generating a total output of 250 kWp.
In addition, nearly half of the site—6,400 m²—is dedicated to green and landscaped spaces, enhancing local biodiversity and user comfort.
