Smartseille Odyssée: Eiffage Immobilier Launches an Innovative Soil Remediation Campaign

As part of the development of Smartseille Odyssée, a sustainable urban project led by Eiffage Immobilier in Marseille, a soil remediation campaign has been underway since September 2024, in accordance with the Tiers Demandeur regulation. This essential initiative, linked to the site’s historical legacy, relies on innovative technologies designed to minimize the project’s environmental impact and promote the reuse of excavated soil.

Two advanced decontamination processes are being implemented by ORTEC, Eiffage Immobilier’s partner:

  • Biopile treatment, a biological method that cleanses soil using the action of microorganisms.
  • Thermal desorption, a process that heats the soil to extract pollutants.

These techniques require an average treatment period of 6 to 12 months and involve the use of a temporary storage area to ensure process efficiency.

By applying these methods, the project will eliminate the need for approximately 750 excavation truck trips around the site, significantly reducing its carbon footprint.



Committed to a responsible and sustainable approach alongside the Euroméditerranée Public Development Agency and the City of Marseille, the Smartseille Odyssée project embraces innovation and environmental responsibility, contributing to a controlled urban land redevelopment.

Smartseille Odyssée: A Landmark in Marseille’s Future EcoCity

Smartseille Odyssée is entering a new phase with the commercial launch of its EOLE building, scheduled for March 2025. This development will offer 51 privately owned apartments within a 42,000 m² complex, which will also include housing, offices, shops, and public facilities.

Located within the Euroméditerranée II National Interest Operation and the ZAC Littorale in Marseille, Smartseille Odyssée serves as a transition between the Crottes village-like neighborhood and the modern developments of Smartseille.

The project plays a key role in transforming this area into an exemplary Mediterranean EcoCity, benefiting from new transport links that bridge the city’s north and south, including the recent opening of the M2 metro station at Gèze and the planned extension of tramway T3 by late 2025.

Low-Carbon Development and Enhanced Quality of Life

Smartseille Odyssée follows the environmental ambitions of Smartseille with strong commitments:

  • At the heart of the project, the Solidarité Energétique® system revolutionizes heating and hot water production, reducing costs and carbon emissions. By leveraging functional diversity and connecting the entire district to the MASSILEO seawater loop, 75% of energy needs will be met through renewable sources, cutting CO₂ emissions by 80%. Concretely, the cooling from office air conditioning feeds the heat network, which is then reused to preheat domestic hot water for housing.
  • Over 5,000 m² of open green space, accounting for 25% of the land area.
  • More than 50% of rooftops will be green.
  • Promotion of soft mobility and eco-friendly transport (bike storage, shared parking, EV charging stations).
  • Greywater recovery and treatment system to optimize water use, reduce the carbon footprint of potable water distribution, and lower irrigation costs. A dual water supply system will reuse treated water for toilet flushing and irrigation of 2,000 m² of green spaces, saving 4,200 m³ of water per year—an innovative solution addressing water stress in southern France.
  • 100% of three-bedroom apartments and larger will be dual-aspect or cross-ventilated, ensuring better natural light and ventilation. All units will include ceiling fans to improve summer comfort.

The project aims for certifications such as Bâtiments Durables Méditerranéens, NF HQE, RE2020, with some buildings meeting the 2028 regulatory threshold and achieving an A-grade energy performance rating (DPE) for all residential units.



Social inclusion is another key pillar of Smartseille Odyssée, which will feature a third-place community hub open to all local residents. Managed by a dedicated coordinator, this hybrid space will offer a variety of functions, including: Coworking areas, Shared outdoor spaces, A communal studio, Privatizable spaces...

The first deliveries are scheduled for Q1 2027.
