Tivoli Garten: an XXL project in the heart of Switzerland

In the center of Spreitenbach, our Swiss teams successfully completed in five years the design and construction of one of the country’s most ambitious real estate projects. The mixed-use Tivoli Garten operation combines housing, retail, services, public infrastructure, and environmental performance to reshape the urban landscape of this municipality in the canton of Aargau.

Launched at the end of 2019, this 110,000 m² floor area program includes 445 housing units spread across 5 buildings (including two 19-storey towers) on a common base of 4 underground levels with 550 parking spaces, offices, and commercial premises, including a 9,500 m² retail hall hosting the largest Decathlon store in Switzerland.

In connection with the development of the new Limmat Valley tram line, a stop was created beneath one of the towers, allowing direct access from Tivoli Garten to the nearby "Shoppi Tivoli" shopping center, one of the most visited in Switzerland. This strategic positioning enhances the attractiveness of the district.

On the construction side, the site mobilized up to 400 workers to meet the challenges of the project. Its contemporary architecture reflects a desire for harmony with the neighboring residential towers, built in the 1960s. To optimize timelines and ensure a high level of quality, 428 bathrooms were prefabricated.

Environmentally exemplary, Tivoli Garten incorporates nearly 90% recycled concrete. The program aims for Switzerland’s most demanding certifications: the Minergie-ECO label, known for its high standards in energy efficiency and quality of life, and the greenproperty label, with a stated ambition to achieve the highest “Gold” rating.

On June 16, the handover of keys was celebrated alongside our teams, the client, the architect, and representatives of the municipality of Spreitenbach. A symbolic moment for our Swiss teams, crowning several years of commitment to a major project for the development of the city center.
