Christophe Van Ophem, CEO of Eiffage Construction BeLux, explains:
"By bringing together our three Brussels entities under one roof, we aim to foster synergies and a team dynamic aligned with our values. The Source offers workspaces that promote co-creation, innovation, and creativity. Performing together to succeed as a team—that’s what our company is all about! Beyond being an exemplary building in terms of sustainability, it also reflects our commitment to optimizing mobility and drastically reducing our CO₂ footprint, perfectly illustrating our ambition to become the low-carbon leader in the construction sector."
A strategic location and a commitment to the urban future
Close to a multimodal transport hub, The Source actively promotes sustainable mobility, with easy access for cyclists and public transport users.
Responsible renovation for a reduced carbon impact
Instead of constructing a new headquarters, Eiffage Construction BeLux opted for a major renovation, preserving the existing structure and reducing the carbon footprint by 854 tons of CO₂.
The reuse of materials—such as raised floors, doors, carpets, and the preserved concrete structure—allowed for a sustainable approach while conserving resources.
Space optimization also played a key role in reducing energy consumption.
Additionally, the building is completely disconnected from fossil fuels, and an innovative CO₂ heat pump system has been installed.
Exemplary sustainability and energy innovations
Our commitment in this project goes beyond renovation. The Source has been designed as a model of sustainability:
- We reduced our workspace from 6,622 m² to 3,113 m², significantly limiting our energy footprint.
- Energy consumption is lowered to 40 kWh/m²/year, achieving an A-label rating.
- An innovative heat pump using CO₂ as a natural refrigerant provides heating and cooling, allowing us to eliminate fossil fuel dependence.
- Solar panels on the roof and façade contribute to CO₂ emission reductions through renewable energy production.
A workspace dedicated to innovation and co-creation
More than just a headquarters, The Source serves as a technological showcase and a concrete example of our expertise.
Innovative management systems, designed to maximize both energy efficiency and user comfort, embody our vision of a modern, compact, and intelligent workspace.
With The Source, set for completion in early 2025, we reaffirm our ambition to combine sustainability, innovation, and performance for the benefit of our teams, partners, and the planet.
A huge congratulations to all the teams who made this project a great success!
